Fixed-Term Leases:
- Ends automatically at expiration date
- Landlord doesn’t have to renew unless required by rent control laws
- In most states, no reason is required unless it’s discriminatory or retaliatory
Month-to-Month Tenancies:
- Landlords must give proper written notice (typically 30–60 days)
- Still can choose not to renew for any legal reason
