When your lease ends, your landlord may choose not to renew it — but are they required to provide a reason? The answer depends on your state laws and whether you’re under a fixed-term lease or month-to-month agreement.

Fixed-Term Leases:

  • Ends automatically at expiration date
  • Landlord doesn’t have to renew unless required by rent control laws
  • In most states, no reason is required unless it’s discriminatory or retaliatory

Month-to-Month Tenancies:

  • Landlords must give proper written notice (typically 30–60 days)
  • Still can choose not to renew for any legal reason
  • Cannot evict due to race, gender, religion, or complaints made by tenant

Exceptions:

  • In rent-controlled cities, reasons may be required
  • Tenants with disabilities may be protected by the Fair Housing Act

What You Can Do:
