Landlord Entry Laws: When Can They Enter Your Rental?

 Even though your landlord owns the property, your rental unit is your private home. Landlords can’t enter at will — they must follow legal notice and purpose requirements.

When Landlords Can Enter:

  • To make repairs

  • To show the unit to future tenants or buyers

  • In case of emergency (e.g., fire, flood)

  • By court order

  • If you abandon the unit

Notice Requirements:

  • Most states require 24–48 hours’ notice

  • Must state date, time, and purpose

  • Entry must occur during reasonable hours

Illegal Entries:

  • Showing up unannounced

  • Using keys without consent or notice

  • Harassment or retaliation via frequent visits

Your Rights:

  • Refuse entry if insufficient notice given

  • File a complaint with local housing authority

  • Seek legal protection for privacy violations
